Living in the Dearborn and Dearborn Heights area means living with the possibility of frequent flooding. We are often asked about insurance coverage for various types of water damage. It is always best to check with your insurance agent for the specifics of your policy, but here are answers to some frequently asked questions.
- Does Insurance Cover Broken Pipes?
Homeowner's insurance does cover damage caused by broken pipes. However, there are stipulations including whether the pipe broke suddenly due to unforeseen circumstances. For example, if an appliance breaks and leaks water into your kitchen, this is covered. However, if the pipe breaks due to poor maintenance, your claim may be denied entirely. - Are Frozen Pipes Covered?
Frozen pipes are typically covered by insurance assuming the property owner has taken reasonable steps to prevent freezing. Each situation is unique and there is a lot of room for interpretation of “reasonable”. Your insurance company may send an adjuster to determine if you are eligible. They examine the source of the problem and determine whether the break could have been prevented. - What Happens When There Is Flooding in a Home?
Generally speaking, damage caused by groundwater or storms is not covered by basic policies. These situations require an additional flood insurance policy. Your homeowner’s policy may have water damage limitations. To properly protect your home, discuss exactly what your policy covers and what additional coverage you may need with your insurance agent.
