One of the most common commercial property insurance claims is water damage. The costs can easily exceed $15,000. Regularly scheduled inspections and maintenance of plumbing, roofing and appliances help reduce the risk of leaking and broken pipes.
- Inspect Plumbing
Broken pipes are a common cause of water damage in commercial buildings. A thorough annual inspection can identify wear, damage or improper installation; all things making a rupture pipe morel likely. Pipe materials can last two or more decades, but some materials are more likely to degrade. Replacing old polybutylene lines with pipes made of more reliable plastic or metal materials can reduce the risk of breaking. - Maintain Roofing
Roof leaks are another cause of damage that can be prevented with timely inspection and proper maintenance. After severe storms, check the condition of roofing to ensure the shingles are in place and undamaged. Falling limbs are potentially major damaging so be sure to trim trees seasonally. - Check Appliances
Appliances that use water are also potential causes of a pipe break. A toilet backup, loose appliance connections and faulty shut-off valves can cause leaks which spread damage throughout a building. Regular inspections and maintenance of the entire system reduces the risk of large-scale water losses.
Preventative measures are almost always significantly less costly than major repairs. They are also less disruptive to business operations.
