1. Inspect Plumbing
   Broken pipes are a common cause of water damage in commercial buildings. A thorough annual inspection can identify wear, damage or improper installation; all things making a rupture pipe morel likely. Pipe materials can last two or more decades, but some materials are more likely to degrade. 1. Mitigate the Threat of Lawsuits
   The primary reason for requiring tenants to carry renter’s insurance is to lessen the property owner’s chance of being sued. If an uninsured tenant’s belongings are damaged, they may try to sue the owner for reimbursement.
2. Reduce Your Responsibility
   The landlord’s obligation to relocate a tenant if the leased space becomes uninhabitable varies depending on the specific terms of each lease. Tenants with renter’s insurance do not have the rely on the landlord’s largess for relocation as that is the tenant’s insurance carrier’s obligation.
3. Weed Out Questionable Tenants
   Prospective tenants who balk at required renter’s insurance are likely tenants you’d rather not have. Renter’s insurance is one the least expensive types of insurance available. If this expense is difficult for them to bear, there may be undisclosed financial concerns.
4. Cover Your Deductible

Using a proprietary inventory control program, SERVPRO of Dearborn and Dearborn Heights SE carefully inventories all your items, categorizing them as salvageable or unsalvageable. Salvageable items are inventoried, boxed and brought to our facility for cleaning, deodorization and, if needed, disinfection. Commercial carpets are typically much easier to dry that residential carpet as they do not have a pad underneath and rest on a concrete floor. Also the service areas tend to be larger and more accessible. These factors make drying less complicated than a residential water loss. Although each case is unique, the typical process is as follows...

Depending on the size of the area, we use either hand-held wands, similar to wet/dry vacuum found in most home workshops or a much larger device a team member stands on to drive across the room. We can extract several large rooms in just a matter of hours. 

Technicians then set up dehumidifiers to remove moisture from the air. They also strategically place units to draw out water absorbed into the walls. Each of our machines can remove over 25 gallons per day.
 
To aid the dehumidifiers, we set up fans to draw in warm, dry air replacing the cold, damp air. To dry the structure, technicians install air movers which blow heated air into walls and ceilings to expedite drying.
